Are you the leader of our Developer Organisation?

We are looking for someone to become our Project Leader in our relationships with municipalities and landowners, and to lead the design process on our behalf — from feasibility study and building permit through to construction start. The role also includes acting as the client representative in our business with contractors and construction companies. We are looking for someone with experience in procurement of construction contracts on a fixed-price or partnering basis, and potentially leading split contracts in the future. This position requires full professional fluency in Swedish.

Job Description

At Solhemmet, you will work with various types of residential projects, both in size and character, across the country. The role of Project Leader with us includes, among other things:

  • Point of contact & our project leader in the detailed planning process with stakeholders such as municipalities and consultants. You lead and ensure quality in the relationship with the municipality's regulatory functions.
  • Design manager for both internal and external consultants.
  • Point of contact & client representative towards construction companies and contractor(s). You lead and manage procurements and execution phases including price negotiations, process monitoring, and cost follow-up.
  • Procurement and management of local client representatives, who also serve as the Certified Inspector.
  • QA (Quality Assurance) & oversight of the entire construction process on behalf of the client regarding quality, estimates, costs, schedules, specifications, and reporting.
  • QA System – you take the lead in developing a new business area "Baumeister", which consists of product development for QA systems including reporting for consumers and companies.

In short, the linchpin of our upcoming construction projects.

The person we're looking for – is it you?

You are creative and committed, a key person who leads and develops our properties from idea to move-in. You are communicative and curious, efficiently seeking solutions to move forward. You are open and enthusiastic, driving things from idea to completion.

We are looking for someone who has

  • Experience as a design manager in residential projects.
  • Worked in roles as project leader or construction manager.
  • A degree in civil engineering, building architecture, or equivalent experience acquired through professional practice.
  • At least 5 years of experience in the construction and property industry, as a contractor or consultant.

It is also meritorious if you have

  • Competence in Swedish PBL (AB/ABT/ABK).
  • Certified Inspector (Kontrollansvarig) certification.
  • BAS-P/U training.
  • BIM software (Archicad is a plus).
  • Advanced Excel, design software (Dalux, Bluebeam, or DOX), and Power BI.
  • Previous experience from larger new-build, extension, or renovation projects.
  • Experience in and strong understanding of pricing, procurement, and negotiation.

A Changing World

The number of elderly is increasing dramatically. The 80+ age group is growing by 40% between 2024–2034, and the 65+ group is increasing by nearly 20% over the same period. During this same period, the working-age population has low growth (3%). Housing chains in society have stagnated due to tax effects (capital gains tax), and the fact is that few municipalities can offer attractive housing options such as senior condominiums and sheltered housing (rental) — homes people actually want to move to, so they don't feel like they're moving away from what they love! At Solhemmet, we answer that need!
